Pennsylvania

Two counties, every parcel

Deedplat covers Allegheny and Washington counties completely, rather than the whole country thinly. Owners, debts, sales and the public lists that move property, on one map.

Pick a county

How Pennsylvania works

Property data is public here, including sale prices. Distressed property reaches the market through a few channels, and they differ by county.

Tax sales

Most counties, Washington included, run upset, judicial and repository sales through a Tax Claim Bureau. Allegheny County and Philadelphia don't. There, unpaid taxes end at the sheriff.

Sheriff sales

Every county sells foreclosed property at a sheriff sale. In Allegheny County it's monthly, and cases are often postponed many times first.

Conservatorship

Under Act 135, a court can hand a vacant, blighted building to a conservator who fixes it up. That's a way into buildings whose owners have walked away.

Public land

Land banks and redevelopment authorities hold property they want back in use, and sell it by application rather than auction.

Transfer tax

Every sale pays 1% to the state, plus a local share set by the town and school district. That's usually another 1%, but it's 4% in Pittsburgh, so it changes the math deal by deal.

Town rules

Many boroughs require a resale inspection or rental registration. We're adding which towns require what, so it doesn't surprise you at closing.

Priced by county

Buy the county and you get every town in it. Pay yearly and get two months free.
